In addition to signing the Concession treaty with the UK government and Eurostar for the construction and operation of the cross-channel fixed link, the French state assigned the Eurotunnel group a specific mission: to design and create a 160 ha development zone at the mouth of the Channel Tunnel in mainland Europe.

The idea was to accelerate local development and increase the appeal of the Calais region and the Cote d’Opale in terms of tourism ".

Eurotunnel’s real estate development strategy is divided into four parts :

• the business park,
• the retail industry,
• the hotel industry,
• and leisure activities.

Eurotunnel has established a mid to long-term development programme with quality as its most important criteria, whether in terms of production, architectural concepts or environmental matters.
